RENTING PROCESS

Register
As soon as you register with us our friendly and helpful staff will start to help you to search for your ideal new home, using our database of properties in London. The more information you give, the quicker we can help you find your new home.

You can register with us by calling our office or using our online registration form. You can find all our contact and registration details by clicking on Contact button on the right side of the site and by selecting Contact Us.

Viewing a Property
Once we have agreed with you the properties you want to see, we will arrange appointments at times that are convenient to you and your prospective Landlord. It is our policy to accompany you to all properties you view.

Making an Offer
When you have found a suitable property and wish to make an offer, we will discuss this with the Landlord and keep you advised of the progress. Any offer you make on a property will be subject to satisfactory references, and you must sign an Agreement before the beginning of the tenancy. Please note that the Landlord is our client and we will have discussed the value of the property with them before placing it on the market.

Offer Acceptance
Once your offer has been accepted by the Landlord, you will need to provide us with details of referees. We need to have received the references before the tenancy can start. References required are work reference, previous landlord reference, bank reference and at time we might need a guarantor for students or if we think that references you provided us are not satisfactory.

Holding Deposit
We require a holding deposit of two week's rent to secure the property subject to your reference check to clear. If the landlord withdraws from the tenancy agreement process you will be refunded. If you withdraw from the tenancy the deposit will be retained by the landlord.

Rent and Deposit
We will tell you how much you need to pay at the start of the tenancy. This sum will usually include the first rental payment, the deposit and any administrative charges.

References
After we have received all the necessary references and the Landlord is happy to proceed than we will inform you where you need to pay the balance due.

Inventory
We recommend to all Landlords that they need to provide an inventory detailing the contents and condition of the property. This will normally be compiled by an independent inventory clerk who will check the inventory with you at the beginning of the tenancy and then hand over the keys. 

Tenancy Agreement
This is the contract between you and the Landlord and must be signed by both of you before the start of the tenancy. We will co-ordinate this process.

Completion / Moving In
For your tenancy to begin, we need to have received the signed Agreement, references that the Landlord finds satisfactory, and all money due.
