Property Valuation
To arrange a valuation of your property please call us to discuss your plans, or complete the online valuation request form on this website, after which one of our staff will contact you. Our market appraisal service is free of charge and is carried out by an experienced member of staff.

Safety Regulations
There are a number of regulations that govern the letting of residential property and all landlords must comply. This legislation includes the safety of gas appliances and electrical equipment as well as furniture and furnishings that are provided for the tenancy. As a professional agent, we will advise you of the laws, your obligations and the implications of non-compliance. We can also help you to ensure that your property complies with this legislation.

Marketing
We will discuss the value of your property based on our knowledge of the area and the prevailing market conditions. Once we have agreed a marketing price and the presentation of your property, we will then start to market your property through our various media to achieve the best tenancy for your requirements. Viewings
We will agree appointments for showing the property with you or your existing tenants. It is our policy to accompany all viewings and all appointments are made through us.

The Right Tenant
We have up-to-date details of our tenant's suitability and fully reference check them, via Maras before any offer is forwarded. These checks consist of income and employment records, previous address and landlord searches and general database enquiries. Based upon this information we will quote for a rent guarantee.

Rent and Deposit
Before the tenancy begins, We will collect on your behalf a deposit and the first payment of rent from the tenant. The tenants are advised that this payment needs to be by cleared funds for the tenancy to begin. We will advise the tenants about who is collecting the rent and who is managing the property for the tenancy.

Letting Agreed
Once the terms of the tenancy have been agreed, we will arrange for the Agreement to be drawn up and signed. We will also take references on the prospective tenants for your information and acceptance.

Tenancy Agreement
It is important that the appropriate Agreement is prepared as this forms a contract between you and the tenant. This can be done by us or by your solicitor. Both you and the tenant should have signed the Agreement for the tenancy to begin.

Inventory
We believe it is in your best interests to have an independent inventory prepared, detailing the contents and condition of the property. On the day the tenancy starts we recommend that your tenants be checked into the property by an independent inventory clerk, and the keys handed over at the end of the inventory check. We are able to arrange this for you.

Completion
Once we are happy that everything has been covered, the keys are handed over and the tenancy commences.
